The complete property pairs the bayfront home with a separate guest apartment for up to 10 guests, while two kitchens, a rooftop hot tub, dock lounge, and walkable Balboa Village give the group room to gather, step away, and shape each day around the water.

Harbor House changes as soon as the glass wall opens. The boundary between the great room and waterfront patio falls away, carrying conversation, meals, and the coastal air between the two. Boats cross the harbor beyond the dock, giving even unplanned time at the property a front-row connection to Newport Beach.

The kitchen faces the gathering space, so preparing breakfast or dinner does not separate anyone from the room or the view. The patio continues toward the water, with a grill, outdoor seating, and a dock lounge for watching the harbor at its own pace.

The Balboa Fun Zone, Balboa Ferry, Balboa Pier, restaurants, cafes, shops, harbor cruises, fishing charters, and boat rentals are within walking distance. The ferry carries pedestrians, bicycles, and vehicles across the harbor to Balboa Island, turning the crossing itself into part of exploring Newport Beach.

Balboa Village stays active through the day and evening. Harbor traffic, ferry activity, waterfront dining, and visitors create the energy that makes the neighborhood engaging and walkable.

Walking and bicycling are often the most useful ways to explore Balboa Village and the surrounding Peninsula. The Balboa Ferry connects the neighborhood with Balboa Island, while rideshare services and taxis are available for destinations throughout Newport Beach and Orange County.

Complete property
This listing includes both the main bayfront home and the separate guest apartment. The two spaces are not rented to another group when the complete property is reserved through this listing.

Stairs and mobility
Harbor House spans multiple levels connected by stairs and does not have an elevator. A bedroom on the main level of the primary home allows one sleeping area to be reached with fewer interior stairs after arrival. The guest-apartment loft is accessed by a spiral staircase. The property may not suit guests with limited mobility.

Occupancy
Harbor House accommodates no more than 10 registered guests. The six sleeping spaces include four enclosed bedrooms and two lofts, with one King bed and five Queen beds.

Waterfront and dock
The property sits directly beside Newport Harbor. Children and guests who are not strong swimmers require close supervision around the patio, dock, and water. The dock and harbor are not enclosed by a childproof barrier.

Owner's yacht
An owner's yacht may be moored at the dock. The yacht is not included with the reservation and may not be accessed, boarded, moved, or used by guests.

Hot tub
The rooftop hot tub is private to Harbor House guests. Please follow the posted instructions, observe occupancy limits, supervise children, and replace the cover after use.

Parking
Three off-street parking spaces are included: one garage space and two covered carport spaces. Oversized vehicles may not fit within the designated spaces.

Beach equipment
Beach gear is provided for guest use. Guests are responsible for returning all equipment to the property after use.
