San Pancho

San Pancho

San Pancho — officially San Francisco, Nayarit — is Sayulita's quieter, more bohemian neighbor, just five miles up the Riviera Nayarit coast. Where Sayulita buzzes, San Pancho slows down: a wide, uncrowded golden beach, a walkable village of galleries, taco stands, and open-air restaurants, and a strong arts-and-community spirit. It's the kind of place where you settle in for a week and feel like a local by day two. Our San Pancho vacation rentals range from one-bedroom condos for couples to multi-bedroom villas for families and groups, most with pool access — rooftop, heated, or plunge — and many just a short walk or bike ride from the sand. We manage homes in two standout communities: La Esquina, a rooftop-pool building one block from the beach with sweeping rooftop views and partial ocean views from some units, and the beachfront Punta Paraiso, oceanfront condos with direct beach access and sweeping Pacific views. In town and in the surrounding jungle you'll also find private villas and pool homes for larger groups, including options that sleep eight to twelve. Winter (November through April) is high season across the Riviera Nayarit — warm, dry days, humpback whales offshore, and a calendar that runs from the holidays through Semana Santa — and San Pancho's smaller inventory books up quickly. Reserving early means the best choice of beachfront and ocean-view homes and the dates you want. Sayulita's surf, nightlife, and shopping are a 10-minute drive away, so many guests base themselves in San Pancho's calm and day-trip over. Every home is locally managed by a team that lives on this coast — someone down the street who knows San Pancho's beaches, restaurants, and quiet corners inside and out. The unit is well conceived oasis, built as many buildings have been rendered in Hispanic communities for centuries. A walled fortress with its back to the surrounding community. Conventional city on the outside, comfort and tranquility within. Pictures nicely portray the tastefully decorated interior. We enjoyed our stay in San Pedro for the annual Copa Coco de Pollo Operation Smile held at Tierra Tropical La Patrona Polo Club.

Lovely property in a quiet part of town. Very clean and the pool was wonderful on hot afternoons. Comfortable bed and lots of storage space. Nicely equipped kitchen. A few very minor maintenance issues but overall great value just off the main street.

We loved our stay. It looked a tad bigger in the photos and the water pressure was low but the space worked well for us and we enjoyed our time in San Pancho.

Frequently asked questions

San Pancho — officially San Francisco, Nayarit — sits on the Riviera Nayarit about 45 minutes north of Puerto Vallarta International Airport (PVR) and five miles north of Sayulita. Most guests arrange a private transfer or take a taxi from the airport; buses also run along the coast highway. Once you're in the village everything is walkable, and Sayulita is a quick 10-minute drive away.

In San Pancho we manage homes in two communities. La Esquina is a rooftop-pool building one block from the beach, with sweeping views from the rooftop and partial ocean views from a few units. Punta Paraiso is a collection of oceanfront condos with direct beach access and sweeping Pacific views. Browse each community to see its available homes, or explore all our San Pancho rentals below.

Most have pool access — rooftop, heated, or plunge. You can see every pool-equipped stay across our destinations on our With Pool collection. Some San Pancho homes also welcome pets; check our Pet Friendly collection or ask our team before booking with an animal.

For families and groups, we manage larger villas like Cumbre Lofts, which sleeps twelve, and Casa Mezcalito, a four-bedroom house with a private heated pool. Many have room to gather and easy access to both the beach and town. Browse our Large Groups collection for the biggest homes across all our destinations.

San Pancho's high season runs November through April, with the holidays, New Year's, and Semana Santa filling first. Because the village has a smaller inventory than Sayulita, beachfront and ocean-view homes go quickly — we recommend booking two to four months ahead for winter dates. May through October is greener, quieter, and more affordable.

San Pancho is calmer, more residential, and more bohemian, with a wide, uncrowded beach and a tight-knit community feel. Sayulita is livelier — more surf schools, nightlife, shopping, and restaurants. They're only five miles apart, so plenty of guests stay in one and day-trip to the other. Families and travelers seeking quiet tend to prefer San Pancho; first-timers who want buzz often start in Sayulita.
