Mexico's Riviera Nayarit is where the Pacific meets the jungle — a stretch of golden beaches, warm surf, and bohemian villages just north of Puerto Vallarta. We operate in two neighboring towns on this coast, five miles apart and each with its own character. Sayulita is the lively heart of the region — a designated Pueblo Mágico known for beginner-friendly surf, cobblestone streets, taco stands, galleries, and rooftop bars, with condos and penthouses steps from the sand. Many of our Sayulita homes are in the Caivama resort community, a short walk from the plaza. Five miles north, San Pancho (officially San Francisco) is the quieter, more bohemian neighbor: a laid-back village of wide, uncrowded beaches, an easygoing pace, and a strong arts-and-community spirit. Near the beach we manage homes in two standout communities — La Esquina, a rooftop-pool building a block from the sand, and the beachfront Punta Paraiso. Across both towns, most stays include pool access — rooftop, heated, or plunge — with homes ranging from one-bedroom studios for couples to five-bedroom villas for families and groups. Winter (November through April) is high season on the Riviera Nayarit: warm, dry days, humpback whales offshore, and a calendar that runs from the holidays through Semana Santa. It's also the season that books up first, so reserving early means the best choice of ocean-view stays and the dates you actually want. Every home is locally managed by a team that lives on this coast — so wherever you land, from Sayulita's plaza to a quiet San Pancho terrace, you have someone down the street who knows the region inside and out. This property is absolutely spectacular! The view is stunning, it has everything we needed for cooking and morning coffee, the beds are comfortable, and the building amenities are excellent. While there is some noise from the downtown, it was minimal, and a sound machine we packed drowned it out. We loved using the air conditioned gym and the location is walkable to everything. We can’t wait to be back. 5 stars in every way!

Very nice place to stay. Easy but secure access. Friendly staff. Great location, not too close or too far from everything in Sayulita. Rooftop pool is awesome with great views. I spent six great nights there with my wife and daughter.

El alojamiento es muy bueno para pasar unos días de descanso junto al mar, las instalaciones son cómodas y con mobiliario para poder estar en la playa disfrutando del atardecer. Se puede ir caminando a los restaurantes, por lo que la ubicación es muy buena.

La unidad estaba impecable y la decoración muy agradable y completa. Los ventanales tienen doble vidrio y esto la aísla del ruido del exterior. El rooftop con albercas es espectacular, la vista de la "infinity pool" increíble. Todo está cerca caminando: la plaza, los restaurantes, la playa. Gozamos esta estancia!

The place was fantastic - only issue was a real lack of communication. Tried multiple times to reach out pre-check in. Got concerned it was a scam especially with zero reviews. Apple maps did not bring us to the condo - in the end - we figured out where to go, the code to get in, and everything from there was sensational!!! it's clean, comfy beds, on the beach, gorgeous! clean pool and hot tub. Literally only complaint was figuring out how to get in and be prepared for no cell service upon arrival and trying to have a smooth check in. Would definitely stay again.

We operate in two towns on the Riviera Nayarit, five miles apart: Sayulita, the lively surf town, and San Pancho (officially San Francisco), its quieter bohemian neighbor. Within each, we manage homes in specific beachfront communities — the Caivama resort in Sayulita, and the La Esquina and Punta Paraiso communities in San Pancho. Explore either town to see all its homes, or jump straight to one of the communities.

It depends on the trip. Sayulita is busier and more social — surf lessons, nightlife, shopping, and restaurants within walking distance. San Pancho is calmer and more residential, with a wide, uncrowded beach and an artsy, bohemian feel, yet just a 10-minute drive from Sayulita's action. Many guests stay in one and day-trip to the other. Families and larger groups often prefer the villas in and around San Pancho, while couples love Sayulita's walkable studios and penthouses.

High season runs November through April — warm, dry, and sunny, with humpback whales offshore from December into March. This is the most popular and first-to-sell window, especially Christmas, New Year's, and Semana Santa. May through October is greener and more affordable, with warm water and short afternoon rains. For winter travel, book two to four months ahead for the best selection.

Fly into Puerto Vallarta International Airport (PVR). Sayulita is about a 40-minute drive north, and San Pancho about 45 minutes. Private transfers, taxis, and buses all serve the coast; most guests pre-arrange a transfer. Once you're settled, the towns are walkable and easy to hop between by car or local bus.
